7 floor plans for tiny carriage homes

Although originally intended as outbuildings on properties that already had a primary residence, carriage houses are perfectly suited to the tiny house movement. In this day and age, there's no reason a carriage house can't function as your entire home!
Being located on top of a garage, they typically have a very small footprint that many will be pleased by. If you have a car or two but still want a tiny house, take a look through these tiny carriage house plans to find your perfect match.
1. Elegant design with second-floor deck from Houseplans.
Measuring only 490 square feet (45 square meters), this design from Houseplans sits atop a two-car garage and is the only plan on this list to feature a terrace. The stairs are on the left-hand side of the home, and they lead directly into an open concept living room and kitchen with an island. A small bathroom with a shower is located directly behind the kitchen, and the bedroom is off to the right.
2. Traditional one bedroom design from Family Home Plans.
This floor plan from Family Home Plans is also on top of a two car garage, and it measures 511 square feet (47 square meters). Walk up the stairs on the left-hand side and you'll find yourself in a small breakfast nook that's open to both the kitchen and the living room. A coat closet is conveniently located at the top of the stairs. The bathroom is found on the far right of the home, and it provides access to a walk-in closet.
3. Shingle-style home over three car garage from Architectural Designs.
At 938 square feet (87 square meters), this home from Architectural Designs has a bit more space than some of the others thanks to its location over a three car garage. When you climb up the stairs on the right of the home, the first thing you'll see is a large pantry. The kitchen is just off to the right, and you can walk straight through it to access the large family room. Special features in this room include an angled fireplace and a large window seat with a storage bench.
4. Craftsman home with U-shaped kitchen from ePlans.
Located over a two car garage, this 633 square feet (59 square meters) design from ePlans features a large open concept living area with a U-shaped kitchen on the far left. The bedroom is in the upper left corner of the room, and it includes an ensuite bathroom that provides walk-through access to the rest of the home.
5. Symmetrical two bedroom home from Floorplans.
Coming in at 992 square feet (92 square meters), this home design from Floorplans is ideal for a family. The staircase is located in an unusual place: right in the center of the home! An eat-in kitchen is found on the right side of the staircase, and the living room is on the left. Two equally-sized bedrooms share a bathroom at the back of the home, and each bedroom comes with its own small porch.
6. Bungalow with walk-in closet from Houseplans.
Measuring 624 square feet (58 square meters), this floor plan from Houseplans is situated over a two car garage. The home is entered through a great room with a sloped ceiling. The dining area and kitchen are adjacent to this room, and a small hallway leads to the bathroom and a bedroom with a walk-in closet.
7. Two bedroom cottage from Architectural Designs.
Coming in at a relatively spacious 908 square feet (84 square meters), this home from Architectural Designs has plenty of space for a family to live comfortably. An open concept living room, dining room, and kitchen are located centrally, and this room provides convenient access to a small outdoor porch. The central living space is flanked on either side by a bedroom with a large closet, and both rooms share access to the bathroom that's found directly behind the kitchen.
